This 230+ unit self-storage facility is located close to Tampa International Airport.

Aeternum Capital introduced online bookings, made capital improvements, raised rents to competitive levels, marketed units to local businesses to increase occupancy, and employed effective cost control measures to reduce annual operating expenses.

Consequently, Aeternum Capital successfully turned around  this loss-making self-storage facility into a profitable business with a 10%+ cap. rate against the original purchase price (versus market average of 7%)  

This 40-unit condo complex had delinquent tenants, empty condos, and some units in need of severe disrepair.

Aeternum Capital upgraded the condition and amenities of these condos, above market standard, to achieve 90%+ occupancy and an increased rental return.

Further, Aeternum Cap took control over the HOA to improve the effectiveness of the ongoing maintenance and financial management of the complex.

As a result, Aeternum Capital managed to increase the profitability of this complex by close to 100% within one year of Aeternum Cap's investment and takeover of HOA management.

Aeternum Capital was an active investor in Driftwood Kava & Roastery between 2021 and 2022.

Driftwood is a locally owned and operated coffee and kava bar with three locations in Florida (Seminole, Central Ave, and Kenneth City).

Driftwood roasts premium coffee beans in-house, and the quality and freshness of their coffee is amongst the best in the Bay area.

Driftwood also won runner-up in 'Best of the Bay 2021' for best kava bar.
